Playroom or no playroom?

I've been debating on making our extra bedroom a playroom for Miss Jenna and her soon to be sibling. I go back and forth on this idea. Last week we were in Phoenix visiting family and my dad and stepmom have an awesome playroom in their house. Miss Jenna loved it.

We are running out of space for toys in Jenna's bedroom. We are planning on the two kids sharing a room. Right now we have two dresser/hutch combos in the room (one for each baby), Jenna's crib & changing table, and her bookcase and assorted toys. We are pretty much out of room to put anything else in there, and will have to move the book case and toys out to accommodate another bed, once the new baby gets big enough to sleep in there too.

On the bonus side, it would be nice to have one playroom to corral all of the toys in. Plus with Jenna getting bigger, her toys are getting bigger too. I was thinking about getting her a play kitchen or an art desk/easel for Christmas and there really isn't room for that stuff in her regular room.

On the other hand I kind of worry about going to the trouble of making a playroom and then we don't use it. Right now we spend majority of our time playing in the living room. We have like a billion toys in the living room at all times. I hate always having toys scattered around in my living room, but it seems to be the hub of where we spend a lot of time. I fear that if we set up a playroom, we will end up still playing in the living room. Plus right now we have an extra bed in our guest room in case guests stay. We rarely get guests, but it's nice to have the bed in case. If we make it a playroom we'll have to ditch the bed and maybe just get a futon or something....

Decisions, decisions...anyone with or without playrooms have thoughts on this?
